Orlando Property Manager Discusses Metro Orlando Foreclosures

Orlando Property Manager Dennis Burgess (Hampton & Hampton Management & Leasing, Inc.) discusses the metro Orlando foreclosure situation.  A story in today’s Orlando Sentinel speaks of a local judge, Seminole County Chief Circuit Judge Alan Dickey- and how he will speed through 300 foreclosures cases in the next 3 days.  That’s a pretty brisk pace of about 30 seconds per case, according to the judge- but still well short of the 125 cases/hr he processed on a recent October day.

It’ll be interesting to see how this plays out.  Some counties (Seminole included) will continue to force the parties in the foreclosure complaint into mediation, while others will take advantage of the State of Florida’s state-wide mediation mandate having been repealed last year.  Folks in those counties must be ready to vacate their homes a great deal sooner than those where the mediation remains a mandate.

“How the heck does this affect property management?”, one might ask.  Well, that’s a good question- and one I dare say a precious few will express confidence in answering at this point.  In it’s rawest sense, this should be great for our business- at least in the short term.  A great number of displaced homeowners will need somewhere to live- and they’ll need places immediately.  Available inventory has plummeted, though- and folks will find much fewer options today than they would’ve in recent months.

Here in Property Management-land, we’re “supposed to be” in our slower season- but I can assure you that our business is anything but slow these days- and that spells….opportunity for investors! If you’ve considered leasing out your property, now is the time to do it!  If you’ve thought about purchasing an investment property, now’s the time to do it!  Take advantage of both the low rates for your purchase AND the higher values that rentals properties are bringing in these days- Economics 101 is in full effect.
