Well, the latest market report from our Orlando Regional Realtor Association (ORRA) is out, and things just keep motoring along here.  Good news for everyone, right?  Wrong.

Good news for sellers?  Check.

Good news for investors looking to get a great property and have it leased and professionally managed?  Check.

Good news for buyers?  Sort of.  Rates are still low and bargains can be found when you’ve got a great Realtor helping you- but you can’t ignore that sound– tick, tick, tick.  You’d better buy before it hits tock.

Yes, time’s catching up on the procrastinators amongst us- and that’s certainly bad news.

*There are currently 8,666 homes available for purchase through the MLS. The March 2012 overall inventory level is 30.85 percent lower than it was in March 2011.

*Single-family home inventory is down 31.95 percent; condo inventory is down 20.78 percent.

*The current pace of sales translates into 3.72 months of inventory supply.

*New contracts are down 15.93 percent compared March of 2011. New listings are down 18.45 percent.

These numbers look great, and it transfers over to the rental and property management side of things as well.  If you view an available home and you’re interested in buying it, you’d better move on it.

If you view an available home and you’re interested in renting it…you’d better move on it.  As of this writing, I only have NINE (9) properties available for rent- and I have appointments lined up for folks to view some of them.  This is the busiest I’ve been in 5 or 6 years- so if you’ve got clients interested in leasing their properties, have them give me a call to discuss how I can help them.
This isn’t 2005 anymore, and the upper hand buyer and tenant prospects had just a short time ago no longer exists.  If you’re an investor, you can’t let this market pass you by!
