What do you do with a drunken prospect?

Not necessarily this drunk– but how about one that’s just a little liquored-up…or slightly intoxicated?

I was speaking with another agent this morning, and she was telling me about one of the showings she’d had over the weekend.  “Folks showed up on time”…”seemed to like the place”…”the guy reeked of alcohol…”

What?  “The guy reeked of alcohol?”

O.K., then…why did the showing continue?  What should the agent have done?  What could she have done?

Though I added a bit of levity at the beginning here, the issue and question are quite serious.  From time to time, our newscasts include tales of violence against Realtors- and indeed some ActiveRainer’s have experienced it themselves.  Sometimes, The Boogeyman does exist- and sometimes the bad guys win.

I’ve seen no direct 1-to-1 correlation, but I feel safe in saying that although alcohol may not be the genesis of all forms of violence, it’s a contributing factor in the vast majority of it.

So, what would you do if your prospect arrived at your meeting place liquored-up?  Would you walk out right away?  What if the prospect gets riled-up and refuses to leave- is it on to 911?

Regardless the decision, no good can come from showing a place to a drunk.  You can’t count on ’em to remember anything.  You have to wonder if they’ll make something up about you because they can’t remember anything.  And lastly, if you’ve got any sort of heart to you, you’ll leave the showing and say a prayer that the drunk prospect makes it home safely.
