This probably won’t work…

“I am currently in a situation that I am seeking to work with someone that will not be using Credit Check as a reference to enable me to move in.”

We don’t ask for a great deal when folks apply to rent a property from us. We verify that:

– prospects’ income is what they state that it is (through pay stubs, tax records, bank statements, etc)

– rental history or ownership history is satisfactory, with no evictions or monies owed to a previous landlord

– criminal history is relatively clean, meaning no recent felonies and no sexual offenses ever

……and yes, we’re going to run a credit check on our prospects. A starting point/benchmark that we seek is a report with score at 600 or better- with no recent bankruptcies, short sales, foreclosures or repossessions. If one’s score is lower than 600 or they have an aforementioned bankruptcy, foreclosure or short sale, they yay still be approvable pending review of the report in its entirety- but being approved in those cases would be a conditional one requiring the applicants to tender the equivalent of 2 month’s rent for a security deposit versus our usual and standard one month’s equivalent.

There are, of course, some for whom even a “double” deposit won’t help- as it’s all but impossible for us to project an image that we’re looking out for our owner/clients’ best interests if we’ll simply take 2 month’s rent as a deposit and rent places to folks that may have never paid a bill on time in their life.

Not exactly sure of Ms. Currently in a Situation from above’s circumstances, but I’m gonna throw it out there that I think theodds are pretty good that her credit scores are pretty bad. And the bells, whistles and alarms going off from all directions reiterate the fact that tenant screening is a dang good thing.
