My tenant shot my prospect!

Now that I have your attention… This wasn’t the headline today– but the way some of my tenant prospects have been acting lately, it wouldn’t surprise me to wake up one day and find this to be a true-life newspaper quote.

As many folks in the real estate world do, we advertise our rental properties and place signs in the front yards of our places when the HOA’s allow.  We also place lockboxes on the doors of those same properties- kinda makes the whole “showing” thing go a bit smoother when we don’t have to trek over to the office to grab a key on the way to each one, you know?

More and more, though, calls are coming in from prospects who have seen our “For Rent” signs and stopped to check our place out.  Who can blame them?  After all, a sign in the yard and/or a lockbox on the door means the place is vacant, right?  And since the place is vacant, there’s nothing wrong with hangin’ out in the driveway…walking around in the yard…and peeking in the windows, right?

Wrong and wrong!

The presence of a sign and a lockbox doesn’t always mean that a place is vacant– and they’re by no means meant to serve as signals to the world that the current residents are going to welcome strangers who might choose to camp out in their driveway, walk around their yard or gawk at ’em through any small gap in the curtains or blinds that affords them the opportunity.

…and one day, the headlines may very well proclaim “My tenant shot my prospect!”
